How we screen

The same criteria apply to every applicant. This page is the written screening policy for Baysinger Properties.

  1. 01

    One application per adult

    Every person 18 or older who will live in the dwelling files a separate application and pays a separate screening fee.

  2. 02

    Fee

    $40.00, nonrefundable, due with the application. It is not rent and not a deposit. Disclosed in writing before you pay (A.R.S. § 33-1321(B)). Pay Brett Baysinger by Zelle (928-651-5773) or Cash App ($Baysinger). Put your name and the property in the memo.

  3. 03

    Identity

    Government photo ID and Social Security number (or ITIN if you use one) so we can run tenant screening. Do not email an unsigned copy with a full SSN — print, hand-deliver, or complete the form here and bring ID to a showing.

  4. 04

    Income

    Verifiable income sufficient to pay rent and utilities. Wages, self-employment, Social Security, disability, retirement, court-ordered support, Housing Choice Vouchers and other rental assistance, GI Bill, tribal assistance, and similar lawful sources are counted. Other adult applicants submit their own income.

  5. 05

    Rental history

    We contact current and prior landlords. A prior eviction filing or money owed is not an automatic denial; we look at what happened, when, and what has changed. Material falsification can be grounds to deny.

  6. 06

    Credit and consumer reports

    We may obtain credit, eviction, and criminal-history consumer reports for the permissible purpose of tenant screening. If we take adverse action based in whole or in part on a consumer report, we will give the FCRA notice the law requires.

  7. 07

    Criminal history

    A yes is not an automatic denial. We use written criteria and, where the law requires it, an individualized look at timing, seriousness, and what has changed. Sex-offender registration is considered.

  8. 08

    Occupancy, smoking, animals

    Occupancy limits, if any, are applied by bedroom/size on a neutral basis. Homes are smoke-free. Pets are considered in writing. Qualifying assistance animals are not pets and are not charged a pet fee.

Qualifying assistance animals are not pets.
